Bylaws and Covenants
The River Oaks Landing Covenants, Conditions and Restrictions (referred to as CC&Rs), the Bylaws, and all Amendments are the governing documents for our neighborhood. As a resident in our community, it is your responsibility to become familiar with them. If you have any questions regarding the CC&Rs, Bylaws, or Amendments, please feel free to contact any Board member. Click the links below to access the documents. Policies and Important Notices
Home Improvement
The Architectural Review Committee (ARC) must review and approve all construction projects and changes including but not limited to pool construction, fences, home additions, roof, landscaping, and exterior paint. ARC approval must be obtained before getting building permits. Please plan ahead as we need time to review the request. Exterior paint colors must be those approved by the ARC. Please contact our Secretary for the approved ROLHOA exterior paint color book when it’s time to paint your home. Complete the Application for Architectural Review form and forward to ARC. Applications must be submitted by the homeowner.

Gate Information
Please keep your personal gate code private since it will open the gate at any time. Contact the ROL gate keeper for assistance in setting your code and to obtain a code for contractors, housekeepers, etc.
Changes to the gate directory are usually performed within 48 hours but can take up to a week depending on the schedule of our gate keeper. Please be patient and notify a member of the board if you have an issue that requires immediate attention.
To setup a personal gate entrance code, please contact our gate keeper.
Please submit the following information:
-First and last name as it should appear in the gate directory.
-1st, 2nd, and 3rd choice of 4 digit gate codes.
-Your local phone number for gate to call when accessed by visitor.
When the gate calls, you press “9” to grant access. The number will appear as 407-564-3064.
For a key to the pedestrian gate, please email the Board.

Please put your items out the night before, but no earlier.
Streetlight / Area Light Repair.
Use Duke Energy’s Street & Area Light Repair Tool.
Once your request is submitted, Duke Energy will keep you informed of repair progress.
